Knight also recognises the benefits of sharing risks and rewards of commercial property development through joint ventures. Through partnerships with existing land and property owners, investors and other relevant parties, we're able to provide an integrated design, build and finance package, making an attractive proposition to any prospective client.
What will this project involve?
Edinburgh House is a prime location for both office and leisure use spanning eight storeys. We acquired the property in April 2016 and are progressing with a transformational redevelopment on a speculative basis.
The main contractor, ISG Construction, is carrying out an extensive refurbishment, including the addition of an extra floor at roof level – giving stunning views over the square and to the North. When it’s completed, the Grade A building will be able to accommodate up to 500 staff.
What features and facilities will be included?
At Knight we firmly believe in providing tenants with properties that fit their needs. Although Four North is close to all transport routes, more people are walking, running and cycling to work. With this in mind, we’re providing extensive cycle racks, complemented by shower and locker facilities for staff. The building will also benefit from open plan floor plates and car parking.
Who is involved and what's the vision?
The development is being undertaken and funded by the team at Knight Property Group.
We have no ‘partners’ as such, but we do have a number of valued stakeholders. These include our professional team, lawyers, tenants and the Royal Bank of Scotland.
Our main aim is to produce a high quality product that attracts tenants and complements the other occupiers in St Andrew Square.
