Development partner sought for mixed-use development at Liberton Hospital

An experienced partner is required to deliver hundreds of new homes and other uses.

The City of Edinburgh Council is seeking a partner to take forward the development of the former Liberton Hospital on Lasswade Road in southeast Edinburgh.

The site in question, which the Council has acquired from NHS Lothian, comprises approximately 6.5 hectares (16.1 acres), with a net developable area of 4.2 hectares (10.4 acres). It is proposed to redevelop the site to deliver around 388 homes, of which around half are to be affordable homes owned by the Council (some of them specialist homes for older people and/or people with accessibility needs). As part of the development, the historic Liberton hospital building will require to be refurbished (or its façade retained), while the viability of retaining the 1960s hospital building will require to be assessed. The total gross development value is estimated at £90 million to £120 million.

The Council is seeking to procure a development partner with suitable experience of complex mixed-tenure regeneration projects to work with the Council to take forward the development, initially over an 18-month pre-development period. 

Responses should be submitted on Public Contracts Scotland by the deadline of noon on Friday 7th March 2025.
