Development partner sought for Castlebrae

The opportunity represents part of the wider regeneration of Greendykes.

The City of Edinburgh Council is seeking to appoint a development partner for the residential-led redevelopment of 4.36 hectares (10.77 acres) of brownfield land at Castlebrae in the Greendykes neighbourhood of Edinburgh.

The site has been designed to RIBA stage 2, with proposals to deliver 163 homes for private sale and 144 social homes. The estimated development value is £81.2 million. 

The development partner is to be appointed via a two-stage appointment: a pre-development period (professional services appointment) from RIBA 2 to planning and developed tender design, and a development and construction period (sale agreement, development agreement, and construction contract).

The deadline for initial responses to the invitation is 23rd July 2025.
