International Business Gateway (IBG)

The International Business Gateway is a dynamic modern extension to the city of Edinburgh, uniquely situated adjacent to Scotland's busiest airport.


The International Business Gateway (IBG) is a strategic mixed-use development adjacent to Edinburgh Airport to the west of Scotland’s capital city. The development has planning policy support being listed in the National Planning Framework (NPF3), the Strategic Development Plan (SESplan) and the adopted  Local Development Plan for Edinburgh. 

The development is business-led and is to comprise a successful extension to the City of Edinburgh, attracting international investment and creating jobs allied to a strong and cohesive placemaking agenda.

The area is served by the Edinburgh Tram giving excellent sustainable transportation links both to the centre of Edinburgh and the Airport. Several tram halts serve the site and it is around these that a very high standard of public realm is planned to drive the creation of an attractive place with a strong community spirit. 

The IBG extends to 105 hectares and current masterplans show some 232,000m2 of high quality business space, hotels capable of housing some 1,410 bedrooms and up to 2,500 residential units split between build for sale, build for rent (PRS) and affordable homes.

Phase 1, the western element of the IBG has been masterplanned and a joint planning application has been submitted by the  co-owners of Phase 1 IBG – Murray Estates, New Ingliston Ltd, Frogmore and Salmon Harvester Properties Ltd. 

This planning application seeks permission for some 122,000m2 of business space along with hotel accommodation for 1,150 rooms, 396 residential units and ancillary retail and leisure space necessary for the creation of a place of merit.

The recently agreed City Region Deal allocates £20 million towards supporting infrastructure in this area and work is now underway on the strategy for delivery.

A masterplan for IBG East (phase2) has been produced and the developers, New Ingliston, will soon seek planning permission for the remainder of the main IBG site to include circa 110,000m2 of office space; 260 hotel bedrooms and 1,954 residential units.
